Our company has lots for sale that are already prepared for construction. We can also build on your lot – the choice is up to you. Once you have picked out land in Milford for your house, we will get together to design your house. If you are building a semi-custom house, we will offer you an array of floor plans that are suitable for your lot. You can then choose the features and finishes for your house. If you are building a custom house, then our designers will collaborate with you to craft a floor plan and choose finishes and features.
At this point, we will provide you with an estimate for your house and draft a contract for your review. This estimate can be used to secure construction financing (if necessary). If you aren’t already working with a bank, we can recommend a lender for you.
After we have finalized your house plans and obtained the necessary permits, construction will begin. We start with the basics, like clearing the land and preparing the foundation. Once the foundation has been poured, we will build the frame of the house and rough in the plumbing and electrical work. You will also have the opportunity to visit the work site regularly. We like to refer to these meetings as “muddy boots tours,” because there is a strong chance that you will walk away with muddy shoes. We will schedule these tours for various stages of the construction so that you can see the progress, raise any questions or concerns, and understand the details of your home’s construction.
Once construction is complete, we will do a final walkthrough and orientation where we will go through punch list items and give you a chance to add to that list of final items to finish. We will also talk you through the various features of your house (such as a Wifi thermostat) and explain how to use and maintain them.
When all punch list items are complete, then the closing will occur. The closing is a necessary legal step to transfer the title of the property to you as the homeowner. At the end of the closing, you will get the keys to your Milford custom home – and can move into your brand-new house.

Located in both Kent and Sussex Counties, Milford is a city of 11,190 people. It is one of the older cities in Delaware, first settled in the late 1600s. The city of Milford was officially incorporated in 1807.
Milford is located along the Mispillion River. Until World War I, it was a shipbuilding hub – bringing significant prosperity to the region. After the shipyards closed due to a lack of timber in the 1920s, Milford became the commercial center for the agricultural community of Southern Delaware.
