Custom Home Builders in Magnolia, Delaware
Our company builds both custom and semi-custom homes in Magnolia. The difference between the two types of homes comes down to the level of customization. With a semi-custom home, you pick from more than a dozen floor plans and then choose your features and finishes. With a custom home, you can design your own floor plan – and every other aspect of your house.
To get the process started, we will need to know where you want to build your house. We offer a variety of lots that are ready for construction. We can also build on your own lot, whether you have selected rural acreage or a smaller lot in town.
Once you have picked out land in or around Magnolia, we can get started on the design process. You’ll either pick from one of our floor plans for a semi-custom house or work with our designers to create your dream house from scratch for a fully custom house. Once we have the design set, we will provide you with an estimate of the cost and sign a contract.
If you haven’t already done so, you will then obtain financing for your custom home. This may include both a land loan to purchase the property as well as a construction loan. If you don’t have a lender in mind, we can recommend one for you.
We will then do a final review of your house plans before breaking ground. Building a house happens in stages, from the foundation and framing to roughing in plumbing and electrical and putting on a roof. The interior finishes – like laying floors, installing appliances, and painting – will happen in the final stages of the process.
Throughout construction, we will meet with you on a regular basis for “muddy boots” tours. These meetings are exactly what they sound like – you’ll need to wear shoes that can get dirty as we walk around the construction site to explain progress and answer your questions. Your project manager will also keep you updated on any delays or changes to the timeline.
When construction is complete, it’ll be time for a final walkthrough and homeowner orientation. During this meeting, we can complete any punch list items for you. We will also explain how the different features of your home work and how to maintain your house.
Once you are fully satisfied with your house, we will schedule a closing to transfer the title to you. After signing lots of documents, you will get the keys to your Magnolia custom home. The last steps will be to schedule the movers – and enjoy your beautiful new house!

About Magnolia
Magnolia is a small town of just a few hundred people in Kent County, Delaware. The town is just .2 square miles in size, but according to a sign outside of the historic Lindale House on South Main Street, Magnolia is the “center of the universe around which the world revolves.”
While Magnolia may be tiny, it is close to Dover, Camden, and many beach communities along the Delaware Bay. The town’s small size means that there may not be a ton of activities – but you can still visit both the Lindale House and the Amstel House to take in some of the town’s rich history. The Magnolia Family Restaurant is popular among locals.
Magnolia’s history dates back to the colonial days when it was founded as Caroon Manor. It was ultimately incorporated as Magnolia in 1885, named after the Duke of York’s favorite tree. Interestingly, the town’s founders decided to have a small circular boundary to represent brotherhood. Over the years, the town of Magnolia has chosen to keep its original boundary rather than expand into neighboring areas.
In addition to checking out historic sites, Magnolia is a great place if you’re into boating and fishing. The Lebanon Landing and Scotton Landing are both nearby, as is the St. Jones River. Legend has it that the original settlers of the town wanted to be close enough to the river to take advantage of it – but far enough away that they would not be plagued by mosquitoes.
Magnolia is part of the Caesar Rodney School District. Students in the town attend Allen Frear Elementary or Star Hill Elementary before matriculating to Postlethwait Middle School and Caesar Rodney High School. It is close to many beaches in Southern Delaware along with bigger cities and towns like Milford.
What Magnolia lacks in size, it makes up for in charm and a sense of community. Perhaps because the town has intentionally maintained its small size, it is known for being incredibly close-knit. With its laid-back atmosphere and walkable town, Magnolia can be a great place to call home.
