Custom Home Builders in Bethany Beach, Delaware
At Carl Deputy and Son Builders, we build both custom and semi-custom houses in Bethany Beach. A semi-custom home involves choosing a floor plan from our 14 options and then customizing the finishes and features. When you build a custom home, you can choose every detail of your house, from a unique floor plan to the exact finishes and features that you want in your house.
The process starts with finding a home site. We can build on one of our lots that are ready for construction or on your own lot. If you are searching for a plot of land, we can advise you about suitability for construction.
Once you have chosen a tract of land in Bethany Beach, we can work together to start designing your home. For a semi-custom home, you will select a floor plan and then pick out your countertops, flooring, paint colors, appliances, and other finishing touches. For a custom home, you can work directly with our designers to put together a floor plan before picking finishes and features for both the interior and exterior of the house. For both types of homes, once your design is complete, we will develop an estimate for the work and sign a contract for the construction of your house.
If necessary, you can obtain financing based on the estimate and contract. You may also need to obtain a separate land loan on top of the construction loan. If you don’t already have a lender to work with, we can suggest one for you.
Once financing is obtained and we secure the necessary permits, we can start construction. We will clear and prepare the land if needed, and then dig and pour the foundation. We can then frame the walls of the house, rough in the plumbing and electrical and install the roof. Throughout each phase of the project, your construction site will be visited by inspectors who will make sure that your house is being built to code.
We will then work on the interior of your house, including laying down floors, tiling bathrooms and kitchens, hanging drywall, painting, and building custom cabinetry. Throughout construction, you can visit the job site for “muddy boots” meetings to check progress. This will give you an opportunity to check in on the construction, ask questions, and have any concerns addressed.
Once construction is complete, we will take you on a final walkthrough of the job site. We will also offer an orientation to the features of your house and explain how to use and maintain them. We will also finish any punch list items for you.
After you are completely satisfied with the construction, we will schedule a closing to transfer the title of the house to you. We will all attend a meeting where we sign lots of documents – and hand over the keys to your new house. You can then enjoy your new Bethany Beach home!

About Bethany Beach
For most of the year, Bethany Beach is a small town of around 1,000 people. In the summer, though, Bethany Beach’s population swells to over 15,000 with an influx of tourists. This Sussex County beach town is known for its gorgeous beaches and relaxed vibes.
Just 1.2 square miles in size, Bethany Beach sits along the Atlantic Ocean and is bordered by the Delaware Seashore State Park. Along with South Bethany and Fenwick Island, it is one of the “Quiet Resorts” because of its laid-back, family-friendly atmosphere. It features a boardwalk, beaches, motels, restaurants, and vacation homes.
The Bethany Beach Patrol is on duty from Memorial Day to Labor Day, plus weekends in September. They protect swimmers at the town’s public beaches. There is also a small private beach owned by Sea Colony in Bethany Beach. The beaches in Bethany Beach are incredibly popular, which can make it hard to snag a spot during sunny summer days.
Although Delaware is the “first state,” with many towns dating back to the 1700 and 1800s, Bethany Beach was not founded until 1900. This was likely due in part to its more remote location. With the opening of the Chesapeake Bay Bridge in the 1950s, however, the town became more accessible – and much more of a tourist destination.
Unsurprisingly, one of the most popular things to do in Bethany Beach is go to the beach. You can also stroll along the Bethany Beach Boardwalk or learn about the environment at the Bethany Beach Nature Center. You can also hike the Prickly Pear Trail, golf at Bear Trap Dunes, or play games at the Shore Fun Family Fun Center. There are plenty of little stores and restaurants around Bethany Beach, including the Bethany Surf Shop, Bethany Bike Shop, Rhodes 5 & 10, Bethany Beach Comics and Gaming, Off the Hook, Mango’s, Ropewalk, Summer Salts Beach Grill, and the Cottage Cafe.
Local students attend schools in the Indian River School District. They also enjoy the South Coastal Library and attending shows at the Bethany Beach Bandstand. There is one medical clinic in the town – Bethany Beach Primary Care – but residents can travel to hospitals and medical centers in the region, such as Atlantic General Hospital.
