Carl Deputy and Son Builders craft custom and semi-custom houses in Lewes. A semi-custom home is when you choose a floor plan (from our selection of more than a dozen plans) and then pick features and finishes. With a custom home, you can design everything, from the floor plan to the finishes to the landscaping.
For both custom and semi-custom homes, you will need to have a plot of land for building. We offer lots that are ready for construction for your convenience. We will also build a house on your own lot, whether you found acreage in the country or a piece of land in the suburbs.
Once you have picked out a piece of land in or around Lewes, we will meet with you to begin designing your home. If you are building a semi-custom house, then you will start by picking a floor plan before moving on to the details like countertops, appliances, and other finishes. If you are building a custom house, then you will work with our designers to develop a floor plan and pick interior and exterior features and finishes. Once you have your design finalized, we will sign a contract based on the estimate for building the home.
With the contract in hand, you can now seek financing for your home (if necessary). You may need to obtain a loan for the land itself as well as a separate construction loan. If you don’t have a lender in mind, we can recommend one for you.
After a final review of your house plans, construction will begin. We will dig and pour the foundation, frame out the walls of the house, rough in plumbing and electrical, and put on the roof. Once this work is completed, we will construct the interior of your home – building custom cabinetry, hanging drywall, laying tile and floors, painting, and more.
Throughout construction, we will schedule “muddy boots” meetings where you can come to the construction site and check on the progress of your home build. We will show you various details of your house, answer questions, and let you know about any changes to the construction timeline. If you want to make any changes, these meetings are a perfect time to ask!
Once construction is done, we will do a final walkthrough with you. During this time, we will do a sort of orientation to your new house – showing you the various features and how to work certain things. We will also complete any last-minute requests or punch list items for you.
After you are happy with every aspect of your house, the final step is closing. Just as you would if you were buying an existing house, you will attend this legal meeting where the title to the house is officially transferred. You will get the keys to your new house – and can schedule the movers!

About Lewes
Lewes is a small town of approximately 3,300 people located in eastern Sussex County. Settled in 1631, Lewes has the distinction of being the “First Town in the First State.” It is situated along the Delaware Bay and is part of Delaware’s Cape Region.
Lewes holds a lot of history as the first European settlement in the state. It was briefly bombarded during the War of 1812 and served as a stop on the Underground Railroad. In addition, six Delaware governors were born or lived in Lewes.
Lewes is known as a vacation spot due to its location on the Delaware Bay and its proximity to the Atlantic Ocean and its beaches. It is home to one of nine surviving lightships in the United States, the Lightship Overfalls, which is moored along the Lewes and Rehoboth Canal. There are also several lighthouses in Lewes, including the Delaware Breakwater East End Light and the Harbor of Refuge Light.
In addition to checking out these nautical sites, you can visit the Zwaanendael Museum to learn even more about the history of Lewes.
